A door off its track is the fault we are called out for most often in Meridian, and it is the one homeowners least expect. Nothing wears visibly, nothing sounds wrong, and then one morning the door will not lift and the car is shut in. Around Downtown and Lochsa Falls we see it concentrated in subdivision homes built since 2000 with three-car garages, where dry cold and fine dust that works into roller bearings.

The door hangs from rollers that run in a steel channel, and the channel holds the door flat against the opening. If one roller leaves the channel, that corner of the door drops, the panel twists, and the rollers above and below it are levered out too. What starts as one roller becomes a door hanging at an angle in minutes.

What you are probably seeing

This is the fault you can diagnose from the driveway. The two sides of the door are at different heights. There is daylight along one edge that was not there before. What is actually going wrong

Realignment means lifting the door's weight off the track with the right support, seating the rollers, checking every hinge for elongated holes, and then trueing the vertical track against a level rather than by eye. Bent track sections get replaced, not hammered straight.

There is nearly always a cause sitting behind the derailment, and skipping it is why some doors come off twice in a month. A seized roller, a drum that slipped a wrap, or a bracket that worked loose are the usual three. The job is not finished until one of them has been found and dealt with.

Before you call: four things you can look at

None of this involves touching anything under tension, and all of it makes the phone call shorter and the estimate more accurate. Two minutes in the garage with the door down is enough.

  1. Stand back and look at both sidesThe two edges of the door should be level and the same distance from each track. If one corner is lower, that is where the roller has come out.
  2. Do not press the button againThis is the important one. Running the opener on a derailed door is what turns a realignment into a panel replacement.
  3. Look for daylightA gap along one side that was not there yesterday means the door is no longer sitting flat in the opening.
  4. Check what it might have hitA bin, a bike, a bumper. Knowing what caused it saves the technician time and tells us whether to bring panel hardware.

We will say when a repair is the better money even though the replacement is the bigger invoice. A door fixed properly that lasts another decade is worth more than one sale, because Meridian is not a big enough place to work any other way.

What to do until we arrive

Do not run the opener to try to force it back. The opener will keep pulling, and what it pulls out of line next is the horizontal track, the hinges, or a panel - turning a same-visit realignment into a panel replacement. Pull the release cord and leave the door where it is.

There is no safe way to keep using it, and there is no prize for trying. Load that should be on the counterbalance goes somewhere else instead - hinges, brackets, the opener's gear - and each of those is a bigger bill than the part that actually failed.

If the car has to come out, do it with the door fully down and the opener released. A partly-raised door with no working spring will finish the journey by itself.

The five-minute check that prevents most call-outs

You do not need tools and you do not need to touch anything under tension. Stand in the garage with the door shut and look at four things.

The springs above the door: any orange-brown bloom on the coils is surface rust, and surface rust is where the spring will eventually break. The gap in a broken spring is obvious once you know to look for it.

The cables running down each side: follow them to the bottom brackets and look for strands standing proud of the lay of the wire. Frayed is the warning; snapped is the emergency.

The rollers: spin one with a finger. It should turn freely. A roller that will not turn is dragging in the track and taking the track with it.

And the balance: release the opener with the door down, lift by hand to waist height, and let go. It should stay. Anything else means the counterbalance needs setting.
